That’s right, just like the market has the best times for buying, it also has the best times for selling too. And you can judge it by the season, and by the day of the week!
Spring is the best season
Shocker! Yes, everyone knows that spring is the best time to put your house on the market. Of course, this is because buyers come out of their winter hiding places and are ready to take in the warm sunny weather after the winter freeze. And the fact that many of those buyers just received their tax refunds also doesn’t hurt. Sales speak for themselves though. 60 per cent of people move into homes they just purchased in the summer months (after all, who wants to move in winter too?) And if you’re really in a push to get your home sold in the spring, don’t end that asking price in a zero. Sales also show that sales of homes with a zero at the end are less likely to sell than those that are not. That’s true even when the round-ended numbers are lower than those that are not (such as $280,000 rather than $282,984.) Maybe their brains also haven’t come out of their winter freeze just yet.
List your house for sale on Thursday
What might not be so obvious is the fact that if you list your home for sale on Thursday it’s more likely to sell than if you list on any other day of the week. This is because it gives the home time to be listed on MSL, but by Saturday – the most popular day for open houses and showings – it’s still only been on the market for a day or two. This makes the home perceived to be as more wanted by home buyers, because it hasn’t been on the market for very long. And even if you don’t sell on that first Saturday, it will still be listed the next Saturday, making it on the market for only 9 days. And sales prove that the less days your home is on the market, the likelier you are to receive full asking price for it.
